In a significant & exciting step toward the transformation of Everett's industrial waterfront into a prominent entertainment destination, the city's planning board has granted final approval for an ambitious expansion by Wynn Resorts, situated opposite of acclaimed Encore Boston Harbor casino.

Wynn Resorts, renowned for its world-class casino and resort facilities, has received the green light for their 142,000 square foot expansion initiative, aptly named "East of Broadway." This expansion is poised to introduce a dynamic array of amenities, including state-of-the-art sports betting and poker rooms, an exclusive nightclub, and a grand 979-seat theater, as initially reported by the Everett Independent.

 

Notably, this expansion will be seamlessly connected to the existing casino through a pedestrian bridge, creating a seamless and integrated experience for visitors. This groundbreaking project is set to be constructed on parcels of land that once hosted industrial structures and surface parking facilities, representing a remarkable transformation of the area.

 

The decisive vote, which took place on October 2nd, signifies the final local authorization for the casino operator. However, it is essential to highlight that Wynn Resorts still awaits approval from the Massachusetts Environmental Policy Act Office (MEPA) to advance further with this visionary endeavor. MEPA's review process rigorously examines the potential environmental implications of the project. The comment period for MEPA's determination concluded recently, according to its official website, with a certificate determination scheduled for Monday.

 

Notably, the expansion initially raised legal questions regarding the location of gambling activities. The Massachusetts Gaming Commission deliberated on whether this expansion would fall under the existing license for the Encore casino, a decision stemming from a ballot referendum in 2013, as reported by Casino.org. In a pivotal moment in February, the commission provided the green light for the developer to proceed with the project following a decisive 4-1 vote, as reported by the Boston Globe. It is worth mentioning that Wynn Resorts secured the acquisition of Everett's expansive 45-acre Constellation Energy site in March, in a significant transaction valued at $25 million. Situated adjacent to the Encore Boston Harbor and the proposed expansion, this site represents an integral component of the operator's comprehensive vision for Everett's waterfront.

 

In the words of Wynn spokesperson Michael Weaver, "Our goal for the purchase is to ensure that future development in the area is synergistic with our existing investment at Encore Boston Harbor, our planned development on Lower Broadway, and the broad planning of the Lower Broadway District by the City of Everett."
